3 Smart Relocation Moves Most Buyers Overlook — But I Never Do

Relocating sounds exciting — new city, new job, new home. But if you’ve ever done it before, you know it’s also a huge financial and emotional commitment. I know because I’ve done it seven times — across states, time zones, and life stages. And after helping dozens of clients do the same, I’ve noticed three critical things that buyers always overlook until it’s too late.
1. Think Like a Seller Before You Buy
Relocating clients are often so focused on finding a home that fits right now — they forget to consider whether they could resell it if needed.
Here’s the reality: if you’re moving for work, there’s a good chance you’ll move again in 3 to 5 years. Will your new home hold value? Would it appeal to the next buyer?
Ask yourself:
-Is the neighborhood in demand?
-Does the layout work for most families?
-How’s the school zone, commute, and lot?
2. Your Life Will Happen in a 15-Minute Radius
Most people imagine their “dream home,” but forget to evaluate what’s around it. Once the honeymoon period ends, it’s the daily routine that makes or breaks your move.
Here’s what I tell my clients: drive the neighborhood like you live there. Not just past it — through it.
Visit the:
-Closest urgent care
-Grocery store
-Pharmacy
-Gas station
-Fast food joints
Actually go inside. Is it clean? Do you feel safe? Would you shop here every week? Your 15-minute radius shapes your everyday life and that’s the part that affects your stress levels after the move.
3. Schools Matter — Even If You Don’t Have Kids
I’ve helped clients buy homes with and without children and school zones come up every single time. Even if school rankings don’t matter to you personally, they will impact your home’s resale value. The buyer who comes next might care a lot.
But here’s the thing: school scores online are often incomplete or misleading.
When I move and when I help clients move, I:
-Visit the school
-Talk to the guidance counselor
-Ask about programs that fit their kids
-Trust the vibe and the feedback from real parents
Strong school zones give you more leverage later, whether you're selling or negotiating.
