How We Kept a Four-Home ‘Train’ From Derailing

In real estate, some of the trickiest deals are what we call “trains.” Each car in the train represents a linked closing, and if the first one (the engine) fails, every car behind it comes to a screeching halt.

That’s exactly what happened to my clients, who were relocating from Texas to Greenville. They had found a one-of-a-kind home here, but their purchase depended on the sale of their Texas home. The sellers of their dream property were also buying another home, creating a chain of four linked transactions.

The night before closing in Texas, everything fell apart. The buyers for their home couldn’t close — and no one had communicated a thing. Suddenly, the entire chain was at risk. 

Instead of giving up, I stepped in. I called every agent in Texas myself, negotiated extra time, and gave daily updates to the sellers here in South Carolina. It wasn’t simple, and the closing was delayed by three and a half weeks, but persistence and proactive communication saved the deal. 

The lesson? Buying or selling a home isn’t always a straight line. When things get complicated, you need an agent who won’t stop until the deal is done.
