The Plumbing Problem That Almost Killed the Deal

Buying a home can be exciting, but sometimes the unexpected shows up right before closing. My clients were just days away from moving into their dream home when a major plumbing problem threatened to stop the deal in its tracks.

What seemed like a simple repair quickly turned into a complicated challenge. The appraiser required a “subject to” reinspection, the lender’s underwriter needed fresh approval before closing, and the closing attorney had to hold funds in escrow until all work was complete. Every step had to be handled quickly and correctly to keep the timeline on track.

By coordinating with the appraiser, lender, attorney, and contractors, I made sure nothing fell through the cracks. Thanks to clear communication and persistence, my clients closed on time, moved in as scheduled, and the plumbing repairs were finished just three weeks later.
