When Builder Processes Save the Day

Buying new construction can be exciting — but even with a brand-new home, unexpected challenges can arise.
I recently worked with clients, a young couple expecting their first child, who were set to close on a beautiful new construction home in Greenville. They had already sold their previous house, the moving truck was on its way, and timing was critical. At the final walkthrough, we discovered the cleaning crew had used the wrong products and damaged all of the first-floor and staircase flooring. The site supervisor was horrified, but the scope of the fix was above his approval level.
This wasn’t about a builder refusing to do the right thing. Large builders deliver tens of thousands of homes each year, and like any large organization, they have approval limits. The key was knowing how to move the issue up the chain quickly.
Because I understand builder processes and maintain strong relationships with their teams, we escalated this issue quickly to a senior VP. Shortly after walking the home, he approved full replacement and additional improvements. The builder expedited the work with their best crews, and while it did take a few weeks, my clients didn’t have to navigate that process alone.
