Why You Never Walk Into New Construction Alone

New construction can be a wonderful way to get your dream home — but it’s also where many buyers assume they don’t need an agent.

Here’s the truth: homes are built by humans, and humans make mistakes. The difference between a smooth experience and a stressful one often comes down to how the builder responds when problems come up — and that’s something most buyers
can’t see from the outside.

I had a client buy a nearly completed new construction home from a regional builder. Because it was so close to done, we could close fast — but at my advice, they did a full home inspection. Everything passed, except the roof. The underlayment had been installed incorrectly. Instead of fully repairing it, the builder’s crews kept patching it — first with mismatched shingles, then with excessive caulk. Even after multiple attempts, it still looked like a patchwork quilt on what was supposed to be a brand-new home, right across from the
model.

When my client pushed back, the builder threatened to keep his earnest money if he didn’t close. It turned what should’ve been an exciting moment into an incredibly stressful one. The reality is that most builders do stand behind their work, but they all operate
differently. Some have formalized processes and strong internal quality control. Others are more flexible but depend heavily on the individual supervisor or rep you get.

That’s part of what you hire me for: not to “vet” every builder, but to bring my experience and insight from working with many of them. I help my clients understand how different builders approach quality, communication, and problem resolution — so they can
choose what fits their comfort level and risk tolerance.

Over the years, I’ve built strong relationships with builder teams and learned how their systems work. I know which representatives will take ownership, push issues up the chain, and get decision-makers involved. That inside knowledge — and those relationships — are often the difference between a lingering problem and a fast resolution.
